Painting Your House? Why You Should Pressure Wash First

A fresh coat of paint is a big investment. The fastest way to waste it is to paint over dirt, mildew and chalky old paint. Most painters will tell you surface prep is what makes a paint job last.

Why washing comes first

  • Mildew grows back through new paint if it isn't killed first

  • Chalking (the powdery residue on old paint) keeps new paint from bonding

  • Dirt and salt air residue cause peeling and bubbling

Soft wash, not blast

Stucco, wood trim and older paint can be damaged by high pressure. A soft wash with the right cleaning solution removes mildew and chalk without gouging the surface or forcing water behind it.

Timing

Wash a few days before painting so the surface has time to dry completely. In South Florida's humidity, give it at least 24 to 48 hours of dry weather.
