Soft Washing vs. Pressure Washing: What's Safe for Your Roof?

Those dark streaks running down South Florida roofs aren't dirt. They're algae, and they love our warm, wet climate. The good news: they can be removed safely. The bad news: the wrong cleaning method can damage your roof faster than the algae ever would.

What's the difference?

Pressure washing uses a high-pressure stream of water to blast dirt off hard surfaces. It's the right tool for concrete driveways, sidewalks and pavers.

Soft washing uses low pressure, about what you'd get from a garden hose, combined with cleaning solutions that kill algae, mold and mildew at the root. The solution does the work, not the force of the water.

Why roofs need soft washing

• Tile roofs can crack or shift under high pressure, and the underlayment beneath them can be exposed to water.

• Shingle roofs have protective granules. Blasting them off shortens the life of the roof.

• Metal roofs can lose paint or coating if they're hit with too much pressure.

Soft washing cleans the surface without these risks, and because it kills the growth instead of just rinsing the top layer, roofs stay clean longer.

What about walls and screens?

The same logic applies to stucco, painted surfaces, pool screens and lanai enclosures. Soft washing protects paint and screens while removing mildew.

How to tell your roof needs cleaning

• Black or dark green streaks, usually starting at the top and running down

• Moss or lichen patches in shaded areas

• A roof that looks noticeably darker than your neighbor's

• An HOA letter about roof appearance

Safety first

Roof work means ladders, slopes and wet surfaces. A professional crew brings the right equipment, protects your landscaping, and rinses plants before and after so cleaning solutions don't harm them.
